The "Brownfield Covenant", a stimulus to valorize ancient sites
Developing ancient sites can often present complex problems (such as soil pollution, urban incompatibility, poor accessibility and expropriation) that can quickly deter developers. The Flemish government, however, contributes to breathing life back into abandoned industrial sites through the brownfield covenant, which can efficiently and quickly facilitate and valorise the land.
Applicants must fulfil several conditions and can only apply through an annual call from the Flemish government. Our experience shows that the preparation work leading up to an application is crucial to delivering it on time and to ensuring conformance.

Flemish grant for the rehabilitation of abandoned and/or neglected business premises
Active companies with neglected or out of use buildings face a significant ‘vacancy tax’ in Flanders. This tax aims to encourage owners to counter urban decay by renovating these buildings.
Under certain conditions, owners can obtain a grant for up to 90% of the demolition costs (and prior work on renovation) to support the rehabilitation of the premises. These costs can be significant in the presence of asbestos and other contaminated materials.
Such subsidies give owners more opportunities for new investment, to reassess the area and to prevent the dilapidation spiral.
There are, however, certain conditions that applicants must meet to qualify for the subsidy. They must also carry out a very extensive demolition inventory and other administrative provisions necessary to show that the grant applications are indeed a positive stimulus for that site and its surroundings.
